A swim spa is a significant investment that earns its return over years of guest use. Protecting that return depends on a consistent maintenance routine your operations team can execute reliably without specialized training. This guide covers everything a hotel or resort operator needs to plan maintenance before installation — from daily water checks to annual servicing — so there are no surprises after the unit arrives.

Why Maintenance Planning Matters Before You Order

The most common reason commercial swim spas underperform is not product quality — it's maintenance gaps. Cloudy water, reduced jet pressure, control panel errors during guest visits all trace back to maintenance oversights. Planning before installation means: trained team on day one, correct consumables budgeted, clear escalation path for supplier vs on-site issues. Daily Maintenance: 15–20 Minutes Per Unit

Water testing (5 min): Test pH (7.2-7.8), free chlorine (3-5 ppm) or bromine (4-6 ppm), total alkalinity (80-120 ppm) each morning.

Visual inspection (5 min): Water clarity, jet debris, LED lighting, heat pump temperature.

Surface wipe-down (5-10 min): Non-abrasive spa surface cleaner at waterline. pH-neutral only — no abrasives, bleach, or household cleaners.

Weekly Maintenance: 30–45 Minutes Per Unit

Full water change every 4-8 weeks under commercial use (4-8 guests/day). Drain ~30 min, refill/rebalance ~2 hours.

Jet inspection: Remove inserts, soak in cleaning solution 30 min, replace cracked/worn parts.

Cabinet exterior: Inspect EVA mats, wood-plastic skirting, SS exterior for damage.

Control panel check: Review error log, verify automated schedules.

Annual Servicing: Plan 4–6 Hours

Full plumbing flush with decontamination product before annual water change.

Heat pump inspection: Refrigerant pressure, heat exchanger — requires HVAC technician.

Ozone/UV: Ozone generators last 2-4 years. UV bulbs need annual replacement.

Electrical inspection: All connections for corrosion/wear/moisture. Ground fault protection check. Qualified electrician required.

Staffing and Training

Doesn't need a dedicated technician — needs a trained member of existing pool or housekeeping team. Designate primary + backup staff per unit.
